Steps to Buying A Home
  1. Upon our first meeting at my office, I will sit down and discuss the role of a buyer agent and the representation it entails. If you are a new buyer to the area I will provide you with a map so you can familiarize yourself with the 3 United Counties. If the search for properties is not done beforehand, I will go through the computer with you doing a search with the criteria the client wants. I can set up appointments at this time. I will also discuss what it takes to make an offer and what the contract consists of, even if the client has had much home buying/selling experience there are a number of changes in the industry. Each buyer should have a letter of pre-qualification prior to making an offer. 
  2. I will take the client to view properties that match their search criteria and price range. When we return to the office after having found a property that suits the Client needs. I will prepare an offer according to previous discussions, with clauses making the offer conditional upon final financing approval and a satisfactory home inspection.                               
  3. I will then present the offer myself of present the offer to the listing agent, explaining the terms and conditions we are looking for.                                                                                                         
  4. After arriving at an accepted offer, I will forward a copy of the offer to a financial institution for approval, buyer can meet with financier and get final approval in writing, and forward to buyer agent. Upon acceptance of offer a home inspection should be ordered immediately by the buyer, allowing the home inspector ample time to schedule appointment. When all conditions are satisfactorily met, the buyer removing all conditions signs a form. (Waiver) When the waiver is signed, the offer becomes a firm deal. Congratulations, you just bought a home. A copy of the waiver will be delivered to the Seller or his/hers agent, a copy will be retained by the Purchaser.                                                          
  5. The buyers agent or their administrator will forward a copy of the offer and a copy of waiver to the buyers lawyer. At this time you could begin making arrangements to have your utilities changed over for the closing date, and don't forget the phone. Prepare your change of address forms and begin packing.
